Cable Television:
This building is currently
serviced by Time Warner Cable. They charge varying monthly fees for service and
bill residents directly.

In accordance with the Bulk
Billing Agreement, effective February 1st, 2005 Time Warner Cable provides Basic
and Standard Service on the first television set for every participating cable
subscriber in the building at an initial rate of $34.14 per unit, a 32% discount
off the current retail price. Under this agreement, Time Warner Cable also
provides “Road Runner”, High Speed, and On-line Service on the first computer
for every participating subscriber in the building at an initial monthly rate of
$36.95 per unit, an $8.00 discount off the retail rate.
Canvassing:
Canvassing, soliciting or
peddling in the building is prohibited.
No one is permitted to post
bulletins or notices on the walls or to distribute fliers or menus under doors.
Common Areas:
No one is permitted in the main and
sky lobby, hallways, elevators and
the healthclub barefooted.
Roller-skating,
rollerblading, skateboarding, and bike riding are not permitted in any part of
the building.
The lobby, stairways,
elevator and hallways are not to be used as play areas for children or pets.
Bicycles and baby carriages
are not to be parked in the lobby, halls or stairwells; they must be stored in
your apartment.
Smoking or carrying lighted
cigars, cigarettes, or pipes is not permitted in the lobby, stairways,
elevators, or hallways.
Doormats, umbrellas,
shopping carts, deliveries and other objects are not to be left outside
apartment entrances.
Public halls and apartment doors are not to be
decorated
Delivery of Large
Items :
Large items are defined as those
items requiring no more than one trip on the freight elevator (i.e., single
piece of furniture, construction material, etc.)

Large item deliveries are not permitted on
Sundays or Holidays. Please call the management office at 212-260-5521 to
schedule any large deliveries.
Exterminator:
A professional exterminator is
in the building every Tuesday; the service is paid for by One Irving Place. If
your apartment needs exterminating service, please sign up at the front desk with
the Concierge on duty.
All common areas are treated on
a regular basis; if you see evidence of pest in the common areas, please notify
the Concierge desk.
Insurance:
One Irving Place carries
insurance which covers the structure itself and all public areas. It also carries
liability insurance which insures it against any claim resulting from any
accidents in public areas or on surrounding sidewalks.
One Irving Place’s insurance
does not cover personal property of residents or legal actions brought against
individual apartment owners. All residents are urged to have their own
homeowner’s policy, renters insurance and liability.

Intercom:
The intercom system is used to
announce visitors and provide communication between the Concierge desk and
resident. If you are having trouble please contact Casey Systems at
212-564-3960. Please note any repairs done to the intercom are at the owner’s
expense.
Laundry
Room:
The laundry equipment and the card machine
are located on the seventh floor. They are owned and operated by an
outside vendor Hercules. Should you have any trouble with a machine or
your laundry card please call 1-800-526-5760.
The two laundry rooms on the seventh floor
is equipped with washer and dryers. The Laundry Room available for use
at all times.
All machines are available on a first
come-first serve basis. Please be considerate of your neighbor. Remove
clothing promptly. Any clothing left in machines after the wash is
completed may be removed by other residents to the folding table.
Machines and laundry room should be left
clean for others to use. Please remove lint from the dyers after each
use. Using dyes is not permitted in any washing machine.
Energy saving on/off light timer devices
are installed in both laundry rooms. Any movement in the room will keep
the lights on; a lack of motion for a long period of time and the lights
will turn off automatically.
Lobby Phone:
This telephone is to be used for
building business only. The number is (212) 529-6030.
It cannot be used for private calls by residents
or their guests.
Luggage Carts:
The carts are available at
anytime. Out of consideration to others, please return all carts immediately.
Do not leave them unattended, loaded or empty on the sidewalks, hallways, or
anywhere on the premises.
Please remember to inform the
Doorman/Concierge when you are taking and returning the cart. The staff will
note who borrowed the cart in order to keep track of its whereabouts.
Mail Room:
One Irving Place does not make or
maintain duplicate keys for the mailboxes. Replacement of lost keys or broken
locks is the responsibility of the owner/resident.
Mail that belongs to a previous resident or
misfiled mail placed in current resident's mailbox should be given to the
Concierge who will give it to the addressee or return to the postal carrier.
Money Card:
A laundry card machine is located in each
laundry room. By inserting your MONEY CARD and a $5.00 bill (or higher
denominations and following the instructions on the machine, your card
will show the funds available. The MONEY CARD can be inserted in any of
the washers or dryers throughout One Irving Place.
A replacement or additional MONEY CARD can
be purchased by using card machine. Please follow instructions on the
card machine.
For any other problems or for
reimbursement, please notify the Hercules at the above listed phone
number.
Moving:
No more than two move ins/move outs
can be scheduled per day. All scheduling reservations must be done with the
management office at 212-260-5521, Monday through Friday from 9:00 a.m. to 5:00
p.m.
On weekdays, advance notice
of 48 hours is required for move in/move out.
One move in/move out may be
scheduled in the morning 9:00a.m.-1:00p.m., one in the afternoon
1:00p.m.-5:00p.m. Moving hours are Monday through Friday, 9:00 a.m. – 5:00 p.m.
On Holidays and Sundays -
Moving in/moving out is NOT permitted.
A refundable Move In/Move
Out Deposit of $500 (made payable to One Union Square East Condominium) and a
non-refundable Elevator Reservation fee of $250.00 must be presented when
reserving the service elevator and tower elevator. Deposit will be refunded
within 1 business days after sign off by Security at the seventh floor skylobby.
Deductions will be made for non-compliance with all rules and regulations set
forth from the damage deposit.
Moving company is
responsible for installing and dismantling, on a daily basis wall and floor
protection. Moving company must provide a certificate of insurance naming the
condominium and managing agent additional insured. (Maxwell-Kates, Inc. and One
Union Square East Condo a.k.a Zeckendorf Towers are included as additional
insured ATIMA)
Board of Managers and Management reserves the
right to stop any move in/move out due to non-compliance with any rule.
Package Room:
The package room in the main
lobby behind the concierge desk serves as a temporary holding area for laundry
and package deliveries, received by the concierge on duty to be picked-up by the
residents.
Large items left or delivered
for the resident such as furniture, items for charitable organization,
electronic equipment should be arranged with the on-site management agents.
Due to limited space, large items can be held only for 24 hours; if left beyond
the allowable time, the item(s) will be returned.
One Irving Place and its
employees assume no responsibility for items left in the package room or
concierge desk.
Tower
Roofs:
The roof is off limits; no owner,
renter, household member or guest is permitted access to the roof for sunbathing
or for viewing purposes. For security reasons, the doors leading to the roof are
locked at all times and fitted with an alarm system which rings when the door is
opened.
Smoke Detectors:
New York City law requires that
smoke detectors be installed in all residential apartments. One Irving Place
does not maintain the smoke detectors; residents should test the smoke detectors
periodically to make sure they are functioning properly.
Trash Room:
Recycling is the law. Guidelines for
recycling are as follows:
All recyclables must be put
in appropriate containers. Newspapers, magazines, telephone books and flattened
corrugated cardboard (appliance boxes, grocery cartons, etc.). Glass, cans and
aluminum are to be rinsed and placed in the recycling bins.
Please check the trash room
for changes in recycling guidelines.
All garbage items that are
not recyclable should be placed in plastic bags, secured tightly, and pushed
down the chute; do not leave garbage bags on the floor of the room.
One Irving Place uses a
compactor, not an incinerator; DO NOT drop burning ashes, cigar butts or
smoldering items down the chute.
To help with the disposal of large or heavy
items, contact the Concierge so he can summon a Porter.
